1. About us

Thanasi Stays is a short-term serviced accommodation provider based in Leicester, United Kingdom, operating properties in Leicester and Oadby. We are registered in England and Wales under company number 16992209.

By making a booking with us — whether directly through our website, booking engine, or via a third-party platform such as Airbnb or Booking.com — you agree to be bound by these terms and conditions.

2. Eligibility to book

You must be at least 18 years of age to make a booking with Thanasi Stays. By completing a booking you confirm that you meet this requirement.

We reserve the right to refuse or cancel a booking at our discretion if we have reason to believe this condition has not been met.

 

3. Bookings and confirmation

A booking is confirmed once you have received written confirmation from us or the platform through which you booked. Please check your confirmation carefully and contact us immediately if any details are incorrect.

For direct bookings, full payment is required at the time of booking unless otherwise agreed in writing.

We reserve the right to decline any booking at our discretion, in which case any payment received will be refunded in full.

 

4. Cancellation policy

Cancellations by you

• Cancellations made 7 or more days before your check-in date will receive a full refund.

• Cancellations made within 7 days of your check-in date are non-refundable.

• No-shows are treated as a cancellation within 7 days and are non-refundable.

To cancel a booking, please contact us in writing by email as soon as possible. The cancellation date is the date we receive your written notice.

For bookings made through Airbnb, Booking.com, or other OTAs, the cancellation policy of that platform will apply.

Cancellations by us

In the unlikely event that we need to cancel your booking (for example due to circumstances beyond our control, property damage, or emergency), we will notify you as soon as possible and provide a full refund of any payments made. We will endeavour to offer an alternative property where possible but cannot guarantee this.

 

5. Check-in and check-out

• Check-in: from 3:00pm on your arrival date

• Check-out: by 10:00am on your departure date

Early check-in or late check-out may be available on request and is subject to availability. We reserve the right to charge an additional fee for this.

Self check-in is available at all properties via a secure key lockbox. Access details will be provided prior to your arrival.

 

6. Number of guests

The maximum number of guests permitted at each property is stated in the listing. You must not exceed this number. Unauthorised additional guests may result in termination of your stay without refund.

 

7. Your responsibilities as a guest

By booking with us, you agree to:

• Treat the property and its contents with care and respect

• Not smoke inside any property (smoking is strictly prohibited indoors)

• Not hold parties, events, or gatherings without prior written consent

• Not bring pets onto the premises unless expressly agreed in advance

• Keep noise to a reasonable level, particularly between 10:00pm and 8:00am, in consideration of neighbours

• Comply with any house rules provided at the property or shared prior to arrival

• Report any damage, breakages, or maintenance issues to us promptly

• Leave the property in a reasonable condition upon departure

Failure to comply with these responsibilities may result in additional charges or termination of your stay without refund.

 

8. Damage and security deposit

We reserve the right to charge for any damage caused to the property, its contents, or fixtures and fittings during your stay, beyond fair wear and tear.

We are in the process of introducing a security deposit for direct bookings. When introduced, details of the deposit amount and terms will be clearly communicated at the time of booking.

For bookings made through OTAs, the damage policy of the relevant platform will apply.

 

9. Liability

We take all reasonable steps to ensure our properties are safe, clean, and well-maintained. However, to the fullest extent permitted by UK law:

• We are not liable for any loss, damage, or injury to guests or their belongings during their stay, except where caused by our negligence

• We are not liable for any disruption caused by circumstances beyond our reasonable control, including but not limited to utility outages, adverse weather, or local disturbances

• Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded under applicable law

 

10. Property access

We and our authorised representatives reserve the right to access the property at any time in the event of an emergency, or with reasonable notice (normally 24 hours) for inspections or maintenance.

 

11. Complaints

If you have a complaint during your stay, please contact us as soon as possible so we have the opportunity to resolve it. We aim to respond to all complaints within 24 hours.

Complaints raised only after departure, without giving us the opportunity to resolve the issue during the stay, may limit the remedy available to you.

 

12. Third-party platforms

Where your booking is made through a third-party platform such as Airbnb or Booking.com, the terms and conditions of that platform will also apply. In the event of any conflict between these terms and those of a third-party platform, the platform’s terms will take precedence for bookings made through that platform.

 

13. Intellectual property

All content on our website, including text, images, and branding, is owned by or licensed to Thanasi Stays. You may not reproduce, copy, or distribute any content without our prior written permission.

 

14. Changes to these terms

We may update these terms and conditions from time to time. The current version will always be available on our website. Continued use of our website or services after any changes constitutes acceptance of the updated terms.

 

15. Governing law

These terms and conditions are governed by the laws of England and Wales. Any disputes arising from these terms or your use of our services will be subject to the exclusive jurisdiction of the courts of England and Wales.
